AEO for real estate
Property questions are dominated by the large portals, which hold the structured listing data assistants need. Agents and developers compete on the questions portals answer badly: local market knowledge, process, and which agent to actually instruct.
You will not beat the portal, so stop trying
A buyer asks which areas of a city they can afford on their budget. The assistant answers from portal price data and land registry figures. No agent wins that question, because the structured inventory data is not yours and never will be.
But the questions that follow are the ones portals answer badly. What is that neighbourhood actually like on a weekday morning. How long is the chain likely to take. Which agent will not waste their time.
Those come from local editorial, process explanations and review platforms, and a local agent genuinely knows more than a national portal does. That gap is the whole opportunity, and most agency content ignores it in favour of listing pages that will never rank.
Les questions que posent les acheteurs
De vrais prompts de ce marché, dans les mots des acheteurs.
- “best areas to buy in Manchester under 300k”
- “how long does conveyancing take”
- “which estate agent has the lowest fees in Leeds”
- “is it a good time to sell in this area”
- “new build developments with good transport links”
Les sources qui décident de cette catégorie

Property portals
They hold the structured listing and price data, which makes them near-unavoidable for anything inventory-related.
Land registry and price data
Official transaction data answers valuation and trend questions authoritatively.
Local news and area guides
'What is it like to live there' questions are answered from local editorial rather than from agency copy.
Agent review platforms
Choosing between agents is a reputation question, answered from review consensus.
Ce qui est différent ici
Inventory questions are already lost
Competing with portals on listings is not realistic. The winnable questions are the ones portals answer generically — neighbourhood detail, timing, process and agent selection.
Hyper-local content is genuinely defensible
Area-level knowledge is the one thing a local agent has that a national portal does not. Specific, current, street-level detail is retrievable and hard to replicate.
Process questions are wide open
Conveyancing timelines, chain mechanics, fee structures — these are asked constantly and answered vaguely. Plain, current explanations get cited.
Freshness decays fast
Market conditions change, and an area guide written three years ago is actively misleading. This category punishes stale content harder than most.
Ce que les équipes d'ici ratent
Les habitudes qui coûtent le plus de visibilité aux marques en real estate.
- Competing on listings. Portals hold the structured inventory data, so that question is closed.
- Area guides written in general terms. 'A vibrant area with good amenities' is unusable, while street names, schools, transport times and current prices are retrievable.
- Letting market content go stale. A guide quoting prices from three years ago is actively misleading, and this category punishes that harder than most.
- Skipping process content. Conveyancing timelines and chain mechanics are asked constantly and answered vaguely, so plain explanations get cited.
- Ignoring agent reviews. Choosing between agents is a reputation question, decided on platforms most firms never look at.
Questions
Can an agent outrank a portal?
Not on listings. On local knowledge, process explanation and agent selection, yes — those are questions where a portal's generic answer is beatable by genuine specificity.
Do area guides work?
When they are specific and current. A guide naming actual streets, schools and transport with recent figures is retrievable; one describing a city in general terms is not.
How often should property content be updated?
More often than most categories. Anything referencing prices, market conditions or timelines needs revisiting at least annually, and the visible date should reflect real revision.
